I'm definitely the "play it safe" type, which is why the buy-and-hold strategy appeals to me, and because this is all new to me I want to "start off slow", but I am open to hearing thoughts on other options I could consider as well.Put simply, if you were in my shoes, what would you do with that capital and now with one property under your name (if buy-and-hold is the most appealing strategy to you)?

For me it started out being a RE broker and listing other developers product 50 years ago :) so you kind of grow into it..

Collin I did a whole slide deck presentation to a few reias back in about 2019 calling it the pivot I thought we were going to see the 10 year cycle start to level off and things slow..

We prettied her up, gave her a new sewer, new roof, new garage roof, cleared out a ton of junk, and put this into production in 2020.

Even for Fannie/Freddie products, to qualify, the trust must be an Inter Vivos Revocable Trust.  

Jesse, I am an insurance broker who is able to assist with insurance/risk management products all across the nation.

Why has this type of product disappeared? 

A HELOC can work for this, but keep in mind it has a variable rate, so it isn't the best product for keeping a balance long term.
