Depending on the opportunity type and the licenses you have, that will either be pretty hard or really hard. 

I see the price range for these types of properties is between $1 million and $1.6 million, but finding a good deal in this market can be challenging.

If you do those things consistently and carry appropriate types and amounts of insurance you are going to be protected. 

And as this fleshes out and rents continue to rise, I feel like it's only a matter of time till renters are more open to this type of living.

You need to carry a special type of health insurance, not the traditional kind.
