Do this a lot, pretend to be Buyers, get a P&L and start to compare.

There are people creating spoof accounts all the time pretending to be someone famous to build trust and attract followers.

Pretending to be a buyer when you have no intention on closing a deal is not only unethical and pretty much illegal, but it’s wasting time.

I believe to be a bed n breakfast you must offer breakfast, so now this long term renter has to make breakfast every morning.If I had to guess, you're trying to avoid regulations and 'pretend' its going to be run like one, but in reality just use the renter as a placeholder in the regulation for the proprietor.

Its not incredibly uncommon, as many renters have been scammed by people who pretended to own a home. 

If your DTI works out you could buy it as a second home or a vacation rental but you can't "pretend" to live in another state to pay less tax.
