@Bruce Lynngood post and great perspective. i think people underestimate the level of distress they need to engage with to truly BRRRR.to your point - if you can a 250K house, put 50K in, and end up with a 350K house - that's GREAT.

For perspective, this home was valued at $40,000 when I bought it last month and I feel I can resell for $100,000 right now easily.  

there are soooo  many reasons folks rent but just to give you a bit of confidence and perspective.

@Jim P.While both solo 401k participants funds may be held in one bank account, from a long-term planning perspective, distribution, planning, and audit perspective, it may be best to hold each participants funds in separate participant accounts.

Doing your first deal or partnering on a deal locally will give you that first hand perspective on what "something going wrong" would actually look like.
