You manage the manager by having inspections performed.

I have acquired my experience from working on my personal live-in-flips and building ADUs, as an owner builder and self-performing most of the work.

Class C & D cashflows well on paper, but requires exceptional management of low-income tenants and even then you're playing a statistical performance game (Sectio n8 is NOT the cure-all!).

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Don't let tenants perform maintenance, particularly when they are complete strangers and you know nothing about them.

The seller did just perform quite a few renovations, and two units are already occupied, which is why the upfront rehab is currently $0.So yes, this scenario doesn't yield much monthly cash flow, but we are trying to work with little money down so the thought was that it would at least get us into the property and then increase cash flow once the $46K loan is paid off.

Is suing for specific performance the way to go? 

The properties that perform the best in the Smokies generally have an amenity that cannot be purchased at Lowes:  A quarter mile from Dollywood, an amazing view, or waterfront.  

You're on the hook for the lease regardless of how the local regulation, property performance, strange or erratic behavior by a landlord, or any other surprises.
