You have a lot going on here and also sounds like a manic episode (was not meant to be offensive).

Property managers, generally speaking (no offense to the few good ones out there, which there are), are not going to do as good of a job as I, nor protect my bottom-line as well as I will. 

The things that are important for me is the day to day things that generate money today or the near future or save money immediately (playing offense and defense).

Property deed fraud is a criminal offense, so as long as the seller has net worth to lose, that should be a good discouragement too.

Not only would I like to save the money, possibly more than anything, it would be utterly galling to pay a morally offensive individual thousands of dollars for basically no work at all.

That way you can say just about anything to anybody and they won't take offense.

In my area, once the boyfriend has been evicted (or left on his own accord) you or the tenant could have him 'trespassed' from the property which makes it a criminal offense if he returns within a period of one year.
