These folks are not to be trusted in my experience 

I'd reach out to someone in a local REIA where the property is located- those folks will know of some private individuals that are looking to lend. if the SFH is your primary residence, you should be able to get a HELOC at a decent rate from a regional or credit union.

Are there 'preferred' DSCR lenders folks here in the BP community have utilized?

For one STR you don't need it and quite honestly I recommend folks not to use PMS when starting out.  

And yet the millionaires are buying up coastal real estate, all while tell common folks to stop eating beef and driving SUVs.

To do well in pricey places like Santa Barbara, use what locals know, look into ways to invest, team up with backers, check out how to pay for things, aim for cheap homes, do deep checks on the market, and get to know folks in the area.

As that will at least help folks that you reach out to know that you are a real person, with a picture and professional bio.

Ultimately, I thought perhaps folks may have worked with a specific attorney that specializes in this sort of scenario, much like many of us share referrals for professionals that support the highly specialized needs of investors.

I am, like a number of the folks here, looking of a product where I can run  mulitple business in one product. 

So far, I’ve had them all on title at different positions.But instead of lining them all up at different debt positions, is there a way to “bundle” these folks together?
