The CoC ROI is negative.One of my hard requirements is slightly cash flow positive or at the minimum cash flow neutral. 

We are planning to buy multi-family units and are trying to find things as close to neutral or positive cash flow as possible (we are aware it can be difficult to find cash flow positive deals in CO at the moment with high property values and rents that don't equate)- So... our plan is buy properties that may need a little work, put in the work, bring rents up as much as possible, find quality tenants, and repeat.

Playing defense is hard, but gets you stuck in neutral.

Very well versed in contracts and being the neutral third party to handle the first round disputes about the entire project. 

What I got must be cleaned with a PH neutral cleaner and does not stand up well to lots of moisture.

The bill is looking to slightly lower tax rates, but they are trying to keep it revenue neutral.  

Higher contrasts with neutral colors, fancy-looking fixtures and lighting, a deeper sink with a more spacious feel is what we were going for (the house is only 1,283 sq ft.).The $12K included screws, mortar, buckets, rags, gas, rental trucks, laminate, epoxy, tools, wood, backer board, tile, sinks, fixtures, and every little thing.

Another option is seeing if you can have an agent help you through the process and be a neutral 3rd party.
