Why do you need Hard money of you have the one rental paid in full with great cash flow @Gil N.?

We're currently shopping for a buyer for our building near Japan town at 710 N 2nd St. off-market. 

I'm hoping having codes to property I can  get n faster and get some money back as a listing agent 

Here are my questions:Does anyone in the Miami, Fort Lauderdale, Dania Beach, Hollywood area know, or happen to be a 203k lender that is familiar with the process, and investor friendly?

The oldest entry is N/A (not applicable) and the 2 recent entries were QCDs (Quit claim deeds). 

Even before the NFL announcement the city has had some nice momentum going for it between the forum, future rail line and Wilson Meany master plan redevelopment at the former Hollywood racetrack.

Certainly has all the makings of a Hollywood movie script. 

The problem I'm finding is that investors with money are putting in offers right away before I can even walk into them to inspect before I get n offer in.It's the name of the game
