If you have no painting in your lease, take pictures (which you did), and craft a letter that says something to the affect of "If you move out in the next 12 months, your security deposit will be used to re-paint to neutral colors (100% of the cost).

I am doing my third postcard mailing.I have been mailing to code violations, and I had been pointing out the fact that they had code violations and that we could take the property off their hands.I think pointing it out more could have angered potential sellers.I am thinking about just targeting my message towards how if they have a problem property, and then point out all the benefits of selling.I am wondering if anyone could or would want to share their experiences with message crafting?

But even further, our broker also happens to be the chairman of our state real estate commission...so what he says is also binding on all agents in our entire state on the issue, and he also in the past had been the NAR liason for Large Brokerages, and the NAR liason on state and federal legal issues, so had a hand in crafting NAR's policy on the issue.His contention is that the letters and pictures are not part of the offer.

I believe that through this thread, there have been so many methods introduced as to how one can invest in real estate (rentals, flips, notes, REIT, partnerships, house-hacking, etc), that you can improve your financial standing by meticulously studying the various methods, picking one as a starting and point and leap.

This is true IMO and experience in any market, and each and every market has pluses and minuses and may be stronger in one of the above while being weaker in another ... you can make reliable profits in any case, and no you do not necessarily need to be a speculator in order to do it, you just have to be able to assess the big picture and craft and execute an investment strategy that makes sense for that market.
