Ok so here is the meat and potatoes: Multifamily is a fantastic tool for building wealth, it’s easier to manage and believe it or not people are flipping multifamily left and right currently!

The asking price is Fair but not enough meat on it to whole sale I expect. $215,000 is the price.

@Rob LeeHello Rob, don't mean to hijack the thread but I'm in tx looking at my first single family home for my first investment Trying to stay under 250k preferably around 200 but even then I've been looking and searching on MLS, zillow, realtor, running the numbers and hardly anything cashflows, I'm taking cap-Ex,vacancies,maintenance,management,taxes mortgage insurance since I'll be using fha into account and I surely endup with either small cashflow or negative cashflow 1 out of 100 properties brings me at most 100 in cashflow, there's hardly any homes!

Lots of capital, very easy, become 100% committed :)  For me at the end of the day its all about commitment, I specialize in house hacking in North Jersey the day I became committed to it, I found a way. 

I was able to get rid of some beat up pots and pans and they helped me clean out the frig and gladly took all the no name hotdogs, luncheon meats and something that might have passed for margaine. 

It didn't pull me at all towards it and I could not figure out why. 

My attorney is getting paid and it seems like they are not doing anything to help me at this point as the eviction is on hold and the current court case is between the bank and previous owner.
