You are not here to do GC, your strength is the financial side, buying and selling, marketing, etc.Before you do, this, invest time on what you want to put on your rehabs, an sku list or specifications sheets or finish material list, a price list both labor and material, a method on how to solicit bids, procedure manual if you need it, contract samples/templates, etc.

USAA just performed an on-site inspection of our personal residence as standard procedure for certain new policies and they REDUCED our premium from the original quote/price.  

Would anyone like to write down a DETAILED, I'm talking a total news step by step procedure to doing a wholesale, i.e. hiring a realtor?

If you have asbestos, you'll need to stop and use other, safer procedures and possibly an abatement contractor.

Hence, there are special requirements and procedures to follow to do it all right. 

A good GC has a number of subs in their list, at least 5 each trade, or should know how to screen subs, have proper procedures for subs not just picking someone from craigslist, another form of GC has their own crew and only has special subs for special trades.

@Alex Craig  I have heard old stories about ARK tenant laws and how pro owner they were as to be almost unbelievable... at least to us out here on the WEst coast.Orygun is middle of the road you can get someone out in 45 days if you follow exact procedures.
