They don't want more developments, they don't want more traffic, they don't want anything because they bought their slice of heaven and don't want to share. 

First time capital raisers almost never raise as much cash as they feel they can, so it's likely they'll be hesitant to bring on someone new who may not be reliable, but you should have a long term follow up strategy for these operators you want to work with, continue building the relationship, maybe invest in a few of their deals yourself so you can vet them, their process, and go from just someone who wants a slice of the GP to someone who is actually one of their investors. 

I hear ya .. but in practice and just a small slice of what we do which is build new construction in the 400k to 2mil .. we don't see these kind of loans coming on.. a few FHA  and of course since we started  aheroshome.org we are pro vet and I will sell on vet loans..

I just bought my first home here a few months ago and, throughout the process, discovered that I really want a bigger slice of this real estate pie!

The final product turned out great and I am now proudly living in my own little slice of paradise.

3) It # 2 is not possible, as the LLC goes forward buying more properties, can "my 1/3 slice of the pie" be a combination of both my ROTH funds for the existing properties and a newly formed Solo401k for the yet to be bought properties?
