Ignorance of the law is not a defense, so you could accidentally find yourself in legal trouble. 

And if you do this to others, a lot of folks will likely ignore you and some may complain to you or the admin about your unsolicited requests if you aren't clear and polite about what you are doing.

A lot of investors, especially newer ones I deal with ignore the emotional aspect of their investment decisions... i.e. what is and isn't going to keep you up at night.

I have had many adult conversations about jobs that weren't on time, not meeting expectations, there was miscommunication, etc but anyone who yells as me is treating me like a kid and is immediately dismissed and ignored.

For example, the tenant I evicted during the screening process there were many red flags that I ignored because I thought I was being to strict. 

I ignore emails from about half of the wholesalers that send me deals because I know that in the current market they are pricing the properties way too high.Don't get ignored, do the math. 

I know I'm ignoring the financing side of the deal, but what other numbers do you like to see/use to evaluate a flip deal.

That doesn't mean I ignore the math but find the 20% that dictates 80% of the outcome.

The next issue the seller chose to ignore was that the hot water heater has been leaking for quite some time.
