Both are based on extremely poor performance.One kept pushing back the closing date to the point that both of my buyer clients were about to be homeless. 

I’ve once heard a quote , “a homeless man isn’t homeless because he doesn’t have debt, he is homeless because he doesn’t have enough streams of income”.

I really don't think this man will ever be able to work again and I don't want to make them homeless.

But it could be the crime, the traffic, or the neighborhood decline (homelessness, graffiti, the bar wire on the fences or the bars on the windows) since most of them are from LA. 

My worst tenant had the best application I had ever seen - my best tenant was homeless and jobless until I rented him an apt and gave him $10 for gas so he could go get a job, which he did.

Even spent a summer homeless when I was 12. 

First of all, Dutch laws regarding loans and the Dutch overheated market (housing shortage, resulting in a couple with national average income only being able to afford just 9 percent of all homes) make investing here at home less interesting for me.Second, I have faith in some of the cities in that reason.

Each morning we walked past homeless using drugs.

Since homelessness and few low mod housing options exist in the US I expect more states to follow, our Federal government to come up with some loan programs and better choices ahead... 

However, just on the other side of the parking garage there is a bar with drunk/passed out/homeless folks outside on Sunday mornings.
