It doesn't help that interest rates are relatively high compared to the last few years and seem to be going up with the new inflation news and such. 

Although, I am an advocate of documenting and creating systems, in the first few years all of your systems are going to change many times and so are everyone's roles within the company.

I live in Miami Florida and I pay over $3 per square foot in rent with some going as high as $5.

Before you pay for inspections, estoppel, etc. go look at the property yourself.
