Here is my current arrangement: Local bank for 80% of financing and private lender for 20% down payments.

Also, would i be able to get financing on the house if i set up this arrangement.

How do I arrange this so that there is as much of a win/win scenario here?

Then the attorney says, well, he has caused you to incur a financial loss by devising this off the wall financing arrangement that is not common practice around here, we'll sue him for damages!

In a partnership arrangement where I bring the rehabbing skills and my partner brings the money, should I charge the partnership contractor fees?

Most trustworthy rental managers would also be able to structure a fee-based arrangement for a non-occupied property.  

I think I have now found 2 with whom I could work for property management, but was cautioned that to fly down the houses may be gone by the time I get there so I haven't actually made arrangements with a local realtor yet. 

Be sure your lender allows this, or make arrangements in advance. 

My hesitation lies in the fact that in reading about starting out with lease options, there is some disagreement whether I, as an "arranger" of these lease/option deals, can actually show that I have equitable interest in the deals, sm I am NOT acting as an unlicensed broker?
