SIMPLY BE HONEST AND TELL YOUR BUYER THE PLAN AND PROCEDURES WELL BEFORE YOUR CLOSING DATE.RECAPA & B HAS A CONTRACTWHOLESALER= BB DOES NOT HAVE YHE FUNDS TO CLOSE DIRECTLY WITH AB MARKETS THE PROPERTY AND FINDS CC= CASH BUYERAFTER B GOES INTO CONTRACT WITH THE CASH BUYER IT IS YHE WHOLESALERS FIDUCIARY AND ETHICAL HONEST RESPONSIBILITY TO DISCLOSE THEIR PLAN TO THE BUYER AND BUYER WILL EITHER CANCEL CONTRACT (NOT LIKELY) OR AGREE TO IT.

When we were small and essentially self managing our own properties I used to do something different for each person depending on their attitude, the situation, etc.Since we have grown and have employees we had to make standard operating procedure and have to stick to it.

Be aware that there are other California code regulations that also must be followed.Most states would consider the sale of fractionalized interests a securities offering, not have a specific procedure for it other than the general securities offering procedures. 34 states have adopted exemptions for private placements similar to the SEC general exemption for private placements.
