The townhome has appreciated in value to about $350k (per Zillow and RedFin) over the few years I’ve owned it, so estimating $150k in equity, about 45:55 self to bank equity ownership.The townhome now has a leak that has lingered and gotten worse over the few months waiting for an insurance claim decision, ultimately being denied coverage so now I’m stuck with having to cover the entire expense.I’m also considering selling the property once it is fixed so I can take the funds from this 1 single family property in Houston to apply towards funding a possible multi-family property in Austin, TX.The quotes to fix are around $15k-$20k, which I’m not excited to just pay out of pocket, nor do I think I really can at this point in time.

Alot of first time cost seg folks come to us with losses generated all excited to offset w2 income, only to find out they did not qualify for the STR loophole properly and cannot use the losses against active income.

STR and MTR investing is a different animal all together taking you from housing to hospitality and requires more of a time suck than many initially realize. i personally only do long term rentals and students. i do have a property in mind and making the connections to transition it into a sober living home. excited to see how that shakes out.

Something like Gatlinburg or Reno sounds more exciting. 

So...I keep watching youtube or hearing of "experts" and I get excited and look into them more and then find out its a free ebook, then a "training session" where someone tries to sell you something...that takes me back to these forums to read reviews and here I am...I know I want and need a coach.
