Prescreening is why I am asking for recommendations here as the original front runners that I found have been ruled out due to various deficiencies that made them unacceptable (none of the reasons were cost)…

They tend to go broke pretty quickly and retire to whatever bar they spend their free time at, moaning endlessly about how hard it is to get into real estate.

The endless possibilities at this point include that a cash out refi to consolidate the HELOC and current 1st mortgage into a new fixed rate mortgage may be a lot less painful than cash out refinancing that same amount of debt today.
