Anything that has an attractive price in 32206 or 32209 is either in a D class neighbhorhood and/or a property that needs significant rehab.The further you go from the center of downtown, the more likely the property is in a better class neighborhood.The exception being springfield where it is close to downtown but considered a good neighborhood.

The placed-in-service date can be any date during the year; it doesn't have to be January 1st.Regarding closing costs and other expenses, many of these costs are added to your property's basis and recovered through amortization over time once the property is placed in service.

If someone is actually doing a BRRR in Jacksonville I would actually love to see it because I just don't see how it can be done without spending a ton on direct marketing costs and then those costs should be added and I'd be curious if it's still an actual BRRR.

I cant tell you how many times I've had to explain to investors that there is no magic DSCR wand that eliminates the personal credit risk/impact or allows them to borrow 100% of the purchase price or whatever. 99% of DSCRs require a PG which WILL impact DTI on any future loans, whether SBA, mortgage, consumer, etc.
