Good numbers- I will be essentially able to live for free by renting out the units and eventually cash flow when i move out2.

Unfortunately, right now Rate Automation is only on a few thousand accounts but will be ruled out to all accounts here eventually.

Sure, it's a bigger upfront investment, but it could pay off nicely, especially if you're planning to move there eventually.

That isn't to say that solo professionals such as myself are bad per se, just that depending on who you go with, you might eventually see some limitations if they don't grow with you after several years if you keep expanding and getting more complex yourself.

And S*** happens to everyone, eventually. 

In the end, you'll eventually end up with new flooring, but by investing it now, you'll ultimately make more money.

However I eventually pivoted to offer some diversification to my portfolio which now includes flex space and mortgage notes.
