Up to this point our clientele mostly consisted of foreign/international cash buyers.I was recently approached by a local bank that said they can finance domestic investors with 10-20% down.

someone tried this here and just last week they were selling their domes/tents…the really expensive ones from pacific domes on Facebook, and they are still available.  

Bottom line was I am not nearly as protected as I thought, an LLC is better than nothing, a family, domestic trust is better than none, only true protection is a hybrid family/off-shore trust.  

If they have multiple impaired driving arrests or they have a domestic violence arrest they don't rent from us.

Whether it is domestic (originally formed in that State) or Foreign (registered in N state and then registered to do business in Y state as a foreign entity governed under the laws of N state) OR you can form an entity in N state and another in Y state where your property is located in and have the entity in N state own and be listed as the member or/and manager of the entity filed in Y state that holds the property.

Family went on two domestic vacations this year.

Seek a reputable mortgage broker in Rochester and possibly shop a few national portfolio lenders as well.I just funded a loan to a foreign national with no domestic credit or income at 65% LTV here in Southern California a few months ago.In short, private financing/ hard money works for foreign nationals the same way it works for US Citizens here in the US.
