I talk about out of state investing all of the time especially since I am in Cali also and we need to invest out of state.My always say you must travel there and make direct connections.

When you say that the seller is being pushy, does that mean you’re dealing directly with the builder’s sales representative?  

The best way to find the next good market is to find the hot ones near you and go two towns out in each direction and see which one is progressing more.

If you're still fine holding the assets directly, why not just 1031 the underperforming property back into other assets closer to home?

You're absolutely right to keep the tenant paying you directly, as you’re now the property owner.

.- Direct investment in the deals -> one of the deals turned out to be a fund of funds investment.- Prompt & transparent communications -> very poor, e.g. in Apr 2024 I was informed the property had been foreclosed in Dec 2023. - Lead operator in the deals -> well not really. 

If they can't do a money transfer directly to your bank, have them send a certified cheque using registered mail and signature required (they could send it to your work if you don't want to use your home address).
