I've used Dennis Block for years, has always done a good job for me.  

If not, or if this is a first time occurrence, I'd start with gathering any tangible proof that the damages are a result of the other landlord or tenant ie; video camera, pictures and suggest to the tenant that they seek a resolution based on the evidence.

Make sure you have an agent, property manager, and general contractor on your team that are very familiar with the area.Most of those neighborhoods are block by block.Where are you from? 

Tenant also agrees to the following:-All drains, waste pipes, and plumbing are accepted as clear by Tenant at the time of occupancy, and any material blocking them after occupancy shall be repaired at Landlord’s cost, unless determined by repair person that such blockage occurred during the time Tenant controlled the Premises and due to some fault or negligence of Tenant, specifically excluding blockages caused by roots or backups from the street.

~Unlist the old listing from the previous owner and create your own, blocking out the booked dates.

Can you convert a metes and bounds to a lot and block?

If the damage was storm related homeowners insurance might be an option?

We have had some recent storms in the Dallas/Fort Worth area that have caused some serious damage and even taken lives.

Seems like a lot of brain damage for very little gain.

My biggest pain point has been not knowing all the little things that could have helped me out if I put them in the lease that would have helped me snip some of my problems in the butt and for context I am a roockie with only one rental property Tenants will not move in with out all utilities in their name When tenants move out they will sign a move out form for all damages if any over a reasonable amount Tenant will not hang fie traps out side of home those are just personal examples of some of my issues with my one tenant so what would be really help full is some of the little things that you dont even know that you dont know
