Hey BP Fam, two questions for you. 1st question; is there a huge difference in the rate for a conforming conventional loan for an investment property vs primary home?

I'm sure I would need a private/hard money lender before being able to refinance the property with a conventional lender to obtain funds for the home.

Inventory is historically low so there's little to choose from.

You can also usually get a conventional loan with more favorable terms if you are living in the unit for at least a year.

If you're considering multiple markets look at the apartment and SFH inventory, starts, and vacancy rates.

I usually avoid such youtubers but I am also seeing there are lot of houses sitting in the market for a very long time and the builders inventory is also rising and at some point, they will have reduce the pricess massively. .
