When you get thru the test I'd encourage you to interview with a few different brokerages they can have significantly different cultures and financial models.If you have any questions don't hesitate to ask.

Like I said, I'm just starting my research outside of Texas, but I have previously traveled for weeks and even months at a time to almost every destination that I'm considering so I at least have some basic idea as to the culture of most of these areas.

I've thought about doing that.there areas cost of living must be different I'm not exactly comftorable now but I live off of about 700 a month I don't even know how one person would struggle to live off of 35k unless they had a car payment and other debts weight on there shoulders and went rooming in someone's home from a current renter perspective rent is rediculasly expensive which is one of the reasons I look to being a landlord. due to her culture untill we are married she stays with family so she lives for free.

That said, it is totally true that real estate is handicapped more by culture than possibility.

There is great food, excellent beer, culture, and plenty of scenery nearby.

I would suggest working in the area/job that has the best pay, job culture and won't kill you with crazy hours.

My opinion is that most agents are completely clueless to the property they are showing, they know the basic facts but aren't very familiar with the area, specific questions or the culture/environment of the area.
