It’s hard for me to think someone would consider an offer at this price but I’m not in their shoes. 

Are you comfortable working with your CPA remotely?

While each market - real estate and stock - has it's own risk/return profile, the comfort of owning a cash-flowing hard asset becomes more and more appealing when the stock market gets choppy. 

Not sure what kind of rehab you are comfortable with, but I have seen deals in these areas under 200k. 

Asking for a 24 month term upfront will be cheaper than asking for an extension 12 months from now, and we all know it's not going to get done on time anyways, so that would be my "ask" in your shoes.

I feel pretty okay about it, but it's partially about your comfort level and risk tolerance (and probably the value of each property).  

For my own sake I wouldn't be comfortable walking away without at least 20-30k in personal liquidity in a 4-5% credit union acct.

I was still looking for homes I would personally be comfortable in. 

Current rent for a 3/2 is 2200$ .Is it wise to convert the officeroom into a bedroom by adding a closet and then market it as a 4 bed 2 bath for 2450$.What will you do if you were in my shoes.
