I prefer to stay further from the coast and hopefully further from major storm/flooding events (potentially lower insurance costs).

Making matters worse, 99.9% of individuals on BiggerPockets who want to buy in distant markets do so because the entry cost of doing business is lower.

To this day, I still use the BiggerPockets Calculator for everything from 2-4 unit properties all the way up to the 224-unit portfolio we're working on closing this February.

I ended up closing on a duplex house this week with the intent to rehab the whole place.

That will get you looking at cash flow and end up in a lower rated area than you think.

I believe the appreciation has been great over the past couple of years and prices are lower than in major areas like Miami metroplex or Charlotte.
