Property appraised for 245k; however, it was classified as a c5 which prevented most lenders from issuing conventional financing.I contested the appraisal and the appraiser held their ground, but their supervisor told me that if I slapped a coat of paint on the cabinets (these needed to be replaced due to wood rot) it would be an easy c4.I paid $520 for a new appraisal, contacted all my family and friends, deep cleaned the home and put a fresh coat of paint on the rotted cabinets and over the doors.

I have two properties due for inspection by Sept.I heard having windows painting and a HEPA cleaning helps but wondering if anyone has any feedback on how easy or hard it is to pass or fail the inspection?

I plan to tell them the inspections need to be completed prior to any cleaning service or move in.

And dog hair stuck to trim that hasn’t been cleaned in who knows how long.

(often just job site clean up, or hauling boards or drywall around the job site) with the stipulation that the tradesmen would show me the tricks of their trade.

Implementing Clean-up, making repairs, filling two vacant spaces, and selling all of the homes.

So if they failed to do that and didn't pay March's rent, do an inspection and send them a list of any repairs/cleaning and include March's rent as a cost. 

Comps that are clean but outdated are selling for $100k - $130k Thank you!

Add up expenses from Day 1 of the build and see how long it would take to recoup that dollar amount with your projected NET profit - meaning after all expenses.... ie you charge $150 a night but after cleaning/supplies/ fees, you make a net $80.

I do accept 1 dog with an extra cleaning fee but not two.
