I've seen this happen, have been the guy DHCS asks to help resolve by providing liquidity, and currently have at least one such case.In essence, in CA, the DHCS claim is a black box of unknown debt.

If you are willing to drive a little I also recommend going to the Black Diamond meeting in Waltham (2nd one in Worcester) as well.  

I don't want to move into a black box and the seller, who is being cooperative, can do so much.

Love paneling , add some lime green and orange shag carpeting  ( the real long stuff) , throw up a couple velvet Elvis paintings , lava lamps , and a black light and that place will sell quick.  

You might be better off betting on red or black, which I wouldn't recommend either.

For example, if they're black, painting them white may shift focus or "soften" them a bit.

(black goes to gold, white goes to silver) You don't need an electrician to do this.
