In many markets inventory is lower (in Los Angeles inventory went from 2,577 a month ago down to 1,883 - and that 1,883 is up front 1,700-something a week ago).I can understand why a buyer would rather wait to buy as now - in many areas - they've either chosen or are by law unable to go and view the inside of a property (which is likely why so many sellers had their listings pulled).With the Gilead drug showing very good results for those with pneumonia and the fact some states are opening back up to varying degrees, we'll see what happens. 

I am currently looking in the following areas for my first place: Garfield Park, Windsor Park, East Fountain Square (right of State St), Reagan Park, and Friend and Neighbors.I've chosen these areas because I want the neighborhood to be on its way up but not necessarily fully revitalized like the fountain square area. 

It could appreciate but I consider that gambling.

My rationale is I already have a dead carpet and a vinyl sheet is easy to cover with whatever I want if I don't like the chosen material or job quality upon move out.

We've chosen the carpet and the vinyl and have created our list of items left to accomplish. 

You'll have guys gambling on the side court and people possibly getting shot over a game or down😳.

Could also use removal of vinyl siding and painting but that's always a gamble since we never know what we'll find under the vinyl.So as you can see, it's not a great deal, but it's a free duplex with the financing (albeit not great) in place.

Those people will be needing to find a place to live and some have chosen to not rebuild their previous places.

In my area most buyers pay cash over pay for a duplex for 1M, They gamble on potential rental increase and appreciation.

I love Las Vegas, not even for the gambling but it just offer so. much.
