I recently did a refinance personally, and bullet pointed out all the ways in which the listing agent did a horrible job of marketing the property, caved on price during negotiations, etc, among other things, to make the appraiser more comfy with an opinion of value significantly higher than I purchased the property for.

They are fully documented and fully legal.I don't know if a credit/criminal would show anything but you should definitely require proof of their ITIN to verify identity and their legal status.

Part of the court process to stop the demolition you had to provide proof of resources to bring the property in compliance and have a plan filed with the court including a hard end date on the work.

@Ben Miculob Like previously mentioned in most cities in the State of Texas, all a general contractor has to do to pull permits is register with the city, which may include providing proof of insurance, possibly references, and in some cases authorizing a background check.

FYI it's generally going to have to be "dumb person and toddler" proof to close on the purchase ("dump person and toddler" proof is an easy rule of thumb for when an appraiser is required to call something out as a "health and safety" hazard), assuming you are getting a normal mortgage.
