You realize the MLS is not an enforcement body right ?  

You don't need to give the yard a full-blown makeover, but if it would bother you to rent your home, it will bother decent tenants as well.

Maybe even the security deposit is not enough.Worst is when you have a tenant who doesn't pay, AND have dog damage.For me, there just isn't a reliable way to determine if you're dealing with a responsible dog owner who has a well trained obedient clean dog with no dog body odor.

(Drive for dollars, Cold Calling, Apartments.com - look for older buildings that you can identify that may need a cosmetic makeover.
