@Peter W.From my experience, a second-home investment strategy works best when you meet lender conditions like owner occupancy and rental restrictions.

I also reccomend lining up a contractro early, realy early, from what I’ve heard, so you can keep everything on schedule and budget.So now that you’ve tackled what most investors would call a major job, do you see yourself repeating a similar strategy.. or do you feel like branching out into something else?

I’ve seen many investors miss oppportunities when combining primary residence use with investment strategies, but you seem to have timed this perfectly.

In that case, reaching out to the office of student housing at the college or posting your listing on Facebook pages that are created for student housing searches for that college can be a good marketing strategy.

I subscribe to the strategy to list a property to get the most attention to the listings.

Only flipping or other strategies too?

the only way i'd encourage you to invest in one of them though is if you're actually going to put time and effort into visiting and building a team and employing some kind of strategy. 

They've recently introduced a program called "pre REO" which gives them a strategy to help pull investment capital from these assets which are waiting for foreclosure and exit so that they can recover some of the investment capital from the assets to meet redemption and capitalization requirements for the fund.
