I strongly believe that with time, as you build equity (thru principal pay down) and appreciation, that value will far outweigh the amount that you are “in the red" by your househack not being able to cover the entire PITI cost.And if you have a good househack, your housing costs should be lower than what you would be paying for rent

Do you believe the xyz amount per house in rental income multiplied by 50 will be your early retirement? 

Take that into account.I firmly believe no investor should invest until there's zero consumer debt, mortgage I prefer paid off too but I get why it's not the highest priority.

I'm proud to say that we landed in what I believe to be a better deal: three duplexes from a single seller in a West Michigan location that we are very happy with. 

Wholesalers are putting property under contract with no intention of buying, so they are technically signing contracts on behalf of others.I believe wholesaling should be outlawed in every state for this very reason.

For a “moderate “ risk private real estate deal knowledgeable, experienced investor want to see a believable return of 12% +.  

We also show properties in person, whereas I believe Nomad uses the "unattended showing" approach.I can't speak for everyone, but my clients seem to really value the fact that RES handles everything for them.
