With your husband’s skills, assisting on fix-and-flip or BRRRR projects could offer hands-on experience.

I also have experience with expeditors who can assist in obtaining required docs and can recommend a few to you as well, if needed.  

Has anyone had any experience in the assisted living/nursing home complex type of developments?

Repairs after tenants move out also are significantly higher.

Maybe this would also make it worthwhile to jump through the city hoops to make the basement a legal unit.Then you could maybe put a LTR in the basement who could assist with the STR in the main area.
