We had termites, the house needed to be re-wired, and we had structural issues as we had to add headers and remove a wall.  

Anything over that needs written estimate of description of work and estimate of costs, and owner approval BEFORE doing the work.We have contractors/vendors take digital photos of the work before (sometimes during if they have to open a wall for example) and after.

They then asked me for a party wall agreement and foreign entity registration, weeks after this deal was approved and with me having asked at least 3 times if they needed anything further from me.

It is necessary as there are tiles falling off the walls, visible mold, and possible mold behind the walls.

I was originally going to paint the walls, ceiling, buff floors and make sure it’s passes occupancy permit inspection.

Put a level in the middle of the gable end walls.
