Could be simple and they ran out of money or they uncovered something that isn’t going to allow them to be profitable.

I've been a passive follower of BP for several months and ready to take this relationship to the "next level".My current interests are in:- balancing risk/return within certain RE cycles- uncovering great deals- creating/unlocking value in properties- learning from others' successes and failures- being a responsible landlordThank you for accepting me.  

Experienced investors are far less worried about what problems they may uncover as well so they often times waive inspection periods entirely.I agree with the other advice, if the numbers work to pay over list price then go for it but otherwise, you gotta be patient.

Hi @Andrew Martin ,There are always deals in every market, they're just harder to uncover in some markets.As for the 2% rule, those type of rentals will, in fact, be D tenants.

I would be willing to bet there are even more surprises to uncover.  

Just harder to uncover and tougher to get.

Theunits are 2 bedroom, 1.5 baths, 2 uncovered parking spaces each.

But as i was getting all of my details together to present to my private lender, things started to uncover themselves. the rehab scope started to creep and the ARV numbers that I used were complete garbage because they were supplied by NWA.

I will be taking your advice of direct marketing myself to uncover my own deals as well as to sell them to other investors.    

A con to consider, and this is an important one... is whatever rehab you are doing is most likely going to uncover more things to fix because the age and wear on many of the homes.
