Just finished Audible "Rich Dad Poor Dad", "Fake" and moving on to "Guide to Investing " then " Cash Flow Quandrant"Highly recommend "Fake", where he pieced together quite a few alarming red flags I noticed/observed.

I base my conclusion on the numbers from their last 10-Q ($325M inventory) and the observations above.

If you plan on investing in Philly, I would take a ride to the area you are looking at and spend an hour or two getting to know the streets, and observe everything. $50K all in may be real tough to find unless you settle on a property in a rough section.

My asset list: stealth, observation, market watching, title, GIS, maps, topography, stating fact, standing my ground, knowledge - I'm a research fiend, ball buster, I also have a connection to land.

My observations:- Limited available land in desirable areas- High cost of construction for any type of structure- Developers are only making money on rehabs and luxury units, so are ignoring starter homes- Many people do not want small/starter homes- Very restrictive zoning in many communitiesSome communities (San Fran, Seattle, etc) have a crisis, and they won't solve the crisis until they ease up on zoning and also work on public transportation in a meaningful way. 

Your candidates(potential tenant) can better observe the property.
