I just am unclear if he has an allowable right to plow over the area and plant grass on about another 1/2 acre of my property that I will then have to have my yard crew maintain at my expense.

If not, then consider doing the bare minimum to get it rented.The better your property is maintained, the more a tenant is willing to pay, the longer they will stay, and the better they will take care of it (usually).

At the end, the wife found another job and they are paying on time every month, not only that they maintain the house really good which is a big plus.You learn from each tenant that you have but make sure to do a proper due diligence every time that you scan a new one.

I do not think that is a good idea. you paid Income Tax and FICA based on $20.5K on schedule C, your net income probably only left $15K (15.3% self-Employee tax + 10%+ Income tax), and you can only contribute 20% of your net income as "Employee" to 401K, that is only $3000. even you can contribute another 20% as "Employer" contribution to 401K, then you need to maintain 2 separate 401K accounts.
