I haven't done much research on turnkeys, but it's something I might consider.Virginia is also a consideration mostly because my in-laws are in Virginia Beach and I've had the opportunity to visit (over the holidays) and see what is currently selling.

A judge will look favorably on a tenant that withholds and escrows rent in order to pay it to the correct party.You have no right to give the tenants 30 or 60 day notice to terminate tenancy until you are appointed executor or trustee or until you are owner of record.I suggest you get some legal help and stop exposing you and estate to a potentially giant lawsuit.

A lot has to do with time of the year and if they have kids in school or moving there would be holidays or very harsh weather outside ( extreme heat or cold etc.)

Hi Matt Castle I have had 2 evictions in last 3+ years, so don't really have a trend, but I would think that the evictions would be higher around and after the holiday season, because people tend to spend more money than they can really afford for holiday shopping and the they forget the importance of paying rent on time.Just my guess.Sharad
