It just feels wrong booting a single mother and 3 kids to the streets on Christmas.

Now that I've convinced you to go to the Inland Empire Real Estate Club (IEREIC) I have to tell you that in December all they have is a big Christmas party and that may be way too expensive if you don't know anyone ($40 in advance or $55 at the door) so you may want wait until the January meeting which unfortunately is like 7 weeks away.

And either way, they'll have a hard time selling before Christmas.

I think a nice recognition at Christmas is a wise move on your part.. your financial future is in their hands right ??? 

Noone wants to think about moving right before Christmas, too much money flowing out for holiday spending. 

Just before Christmas, hmm... seems pretty clear what's going on.

I have evicted tenants a week before Christmas and had no problem getting a tenant to replace them within a week.
