Investors thinking or believing real estate is a arm chair investment are idiots.

A few thoughts:You are going to be in that car hopefully for a TON of miles per year, get something you are comfortable in...IE you don't want to buy the cheapest office chair out there if you are at your desk 8hrs a day.Initial perception is HUGE in sales.

You forego some equity but if you're looking for long term buy and hold, this is perfect for the arm chair investor.

Locals that live and work these types of properties can hit these numbers all over the US mid west area not hard to do.. were people fall down is trying to do it from their arm chair in CA. or off shore then it gets a little tougher and riskier

It will cost me approximately $24,000 to modify to approach barrier free ( 36 inch door ways and wheel chair accessible bath ) for a 3 bedroom ranch in northwest Pennsylvania.

Just remember, deals are left that may not have enough $$$ for the big guys but has $$ for the small guys, so get up off the computer chair and look!
