Hi @Ashley Whidby I would suggest looking at the state requirements.

@Ashley Benning They can get their own entity, it's cheap maintenance in other states, in CA, it is at least $800/year with FTB for corps or LLC, so for yourself, stay with sole then sign documents with them (entities will not matter).

Have them go through your attorney like @Ashley Hernandez said.

Hi @Ashley S Brown   Boise is a tough market as there has been a significant increase in prices since 2011 and rents have not increased at the same rate.
