The price for a standard build will be around 125Sf if you are good the price that someone gave you does not sound right just the cost to do the concrete and excavation will run you around 15-20 sf . you have not got in to HVAC temp power permits electrical etc .

This is true.Sometimes things are so bad (son and group building a bonfire in the back yard in 100 degree temps this week) you just tell the adult to move on and negotiate a reference to get rid of them.

Key West for example has never had temps lower than 42 degrees.Went and stayed at somebodies home in FL, not Key west and they didn't have heat.

When you own and rent out multiple old stock residential properties, you almost have to expect that at some point you're going to get hit hard with maybe multiple major repairs on multiple properties and if it includes some emergency type repairs, like furnaces or boilers failing when we had a winter like two years ago where a few days the high temp was minus 15, crazy stuff starts to happen quickly.

We manage mid term rentals in Los Angeles and, while travel nurses are our most common guests, we also get a lot of families renovating or repairing their homes and guests who are moving to the area and need temp housing as they search for a long term home.
