My biggest piece of advice is to run it like a business especially with the tenant next door.

Now, there is no longer a need to seek free advice from busy tax professionals.

By using their ability to raise capital, I overcame financial hurdles and got access to great investments.Like any business, syndication came with challenges.

My business partner and I are always looking to partner.  

Partnering with an amazing agent and focusing on flipping/a normal job/different business can be a lot easier than trying to learn the ins and outs of sales as a Realtor.

I have REPS by actively and materially participating in my rental property portfolio, and also work as a real estate broker full time (1099 collecting commissions through a single member/purpose LLC) from buildings I sell.My losses from my rental properties (LLC #A) largely offset any federal and state taxes from my brokerage business (LLC #B).

Not saying it's impossible, but that is a full fledged business.

For example I don't see much of a difference between a business traveler and a digital nomad, and the business traveler would still appreciate a washer/dryer.
