@Eric Fichera Buy A/B located properties, keep up with all local permitting & licensing, use a well drafted and fair lease, don’t unreasonably withhold deposits and be a responsive landlord or hire a responsive PM and you won’t have anything to worry about.

@Bobby Noubiap if you invest in the City of Detroit, you must understand which of the 185 Neighborhoods are Class A, B, C & D.Otherwise, you may get scammed into buying a Class D property thinking it's Class A, B or C.We've got that data if you're interested.

Agree with @Gorden Lopes - you will not find the 1% rule for A/B properties in Huntsville/Madison right now unless you score a unicorn of a deal, or put up an enormous down payment to force cash flow.Even C properties right now are not easily 1% rule applicable.

After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount in the California Central Valley in a C class neighborhood that I could drive to when needed.
