If you fix it and have the receipt with a transferable warranty you should be OK.

FHA has some time required before reselling  a property you just purchased, 3 months i believe but everything i’m saying must be validated for your own protection doing these things.

If you find a sublet-friendly co-op and it requires an "All-Cash buyer", there could be a good reason.The points you mentioned regarding co-ops are valid but do not apply to all co-op boards across this market.

@Sanjay Singh but I’ve noticed that many houses there are within my budget ....Can't comment on the Indianapolis market but generally speaking buying real estate in a particular market because the housing is within your budget is not a valid reason to invest.
