Joshua Telles Financing 500k loan consolidation

Hello Everyone,I was talking to an investor in regards to financing and his suggestion was to get a 500k loan to put towards all current debt, but wasn't sure all the factors that may be implicated with going this route.My current portfolio has 2 properties (1 LTR, 1 MTR = 370k), and current debts: HELOC at 54k and a vehicle at 40k.

A simple 5% return per year gets you $50k/year...and you still have the $1M to adjust to inflation by reinvesting into different vehicles along the way.Focusing on taking the long term returns ($$$/year) can be a better choice, but you have to look at the long term impact with all your options, compare them, and then make a choice.Do you think they teach that in school now?
